Auction vs estate agent: which is better for selling?

Both routes can get you a good price. They just get there differently. This guide compares auction and estate agent sales on the things that matter: cost, speed, certainty and control.

How each one works

With an estate agent, your property is marketed, buyers make offers, and you negotiate. Once you accept, solicitors on both sides take over. Nobody is legally bound until contracts exchange, which is often months later.

At auction, your property is listed with a guide price and a legal pack. Buyers do their checks before bidding, compete openly, and the highest bid above your reserve wins. On a traditional auction, contracts exchange when the hammer falls.

When auction makes more sense

  • You need a fixed timeline: probate, divorce, relocation, or a lender deadline.
  • The property is hard to mortgage: needs renovation, short lease, non-standard construction.
  • It's an investor property: tenanted, an HMO, a portfolio, land or mixed-use.
  • You've already had a sale fall through and want certainty this time.

When an estate agent may suit you

If you're not in a hurry, your home is easy to mortgage and appeals to owner-occupiers who need time to arrange finance, a traditional agent sale can work well. Many buyers in that market prefer the slower process.

The reserve protects you

At auction you agree a confidential reserve price with the auctioneer. If bidding doesn't reach it, the property doesn't sell. You're never forced to accept less than you agreed.

The short answer

If certainty and speed matter more than squeezing out every last week of marketing, auction usually wins. If you have time and a mainstream property, an agent is a reasonable choice. Not sure? A free valuation will show you what your property could achieve at auction, with no obligation to list.
